Asbestos Surveying & Sampling
BSI have a wide range of experience in carrying out asbestos surveys on all types of properties including residential, commercial and large industrial sites. We are able to confidently adapt to the requirements on any site and follow strict health and safety procedures at all times whether they are surveying a small private property or a large complex commercial site. Our surveyors are fully trained to the internationally recognised BOHS P402 & BOHS P405 and have now become accredited members by the BOHS (British Occupation Hygiene Society)
Asbestos Surveys are a legal obligation as set out in the control of asbestos regulations ‘CAR 2012’, Regulation 4.
Building owners or occupants should know the extent of asbestos on the premises so that all current regulations are adhered to and evidently protect their employees and external contractors from any potential exposure to asbestos.
There are four different types of asbestos survey that we can carry out as well as compliance re-inspections:
Asbestos Management Survey – Its purpose is to locate, as far as reasonably practicable, the presence and extent of any suspect ACMs in the building, this survey is the minimum required to ensure that Regulation 4 of the duty to manage asbestos in a non-domestic building is correctly followed.
Refurbishment Asbestos Survey – Prior to refurbishment work being carried out, a refurbishment and demolition survey must be completed.
Demolition Asbestos Survey – Prior to demolition work being carried out, a refurbishment and demolition survey must be completed.
Targeted Sampling Survey – These surveys are the most basic survey we offer and would benefit home buyers who require samples taken of suspect material and a brief document being created.
Asbestos Re-inspection Services – Once ACMs have been identified, it is the duty holder’s responsibility to inspect these items (at least annually) and create a Management Plan.
All asbestos surveys will do three things:
- Locate and record the locations, extent and product type of any presumed or known ACMs, as far as is reasonably practicable
- Inspect and record information on the accessibility, condition and surface treatment of any presumed or known ACM
- Determine and record the asbestos type, either by sampling and analysis or by making presumptions based on product type and appearance, etc
Asbestos management plans are put in place to prevent disturbance of asbestos containing materials and prevent exposure to individuals and employees who may be at risk of coming into contact with them.
We are qualified and experienced allowing us to work with clients to develop, initiate and maintain an asbestos management plan proportionate to your business and products identified.
The Duty to Manage Regulations set in out in regulation 4 of the Control Of Asbestos Regulations 2012 state that an Asbestos Management Plan must be written by a competent person and reviewed annually. We are able to assist you with this, and has written and implemented asbestos management plans for small landlords and private clients, as part of your ongoing compliance we can assist with Fire Risk Assessments & Legionella Assessments.
Asbestos Management plans should cover responsibilities, training and procedures to prevent any disturbance to the asbestos containing material. It should also cover a schedule of re-inspection of found asbestos materials.
